  Residential Building Surveys  
  The pre-purchase 'Residential Building Survey' (formerly known as a Full Structural Survey) is a comprehensive inspection suitable for all properties but especially recommended for older or unusual properties, and those of less conventional construction. The survey is more in depth than a Homebuyers' Report (which is restricted to a standard format) and is tailored to the individual building. The report will detail in depth the condition of all elements of the building accessible for examination. All our surveys are carried out by a qualified Chartered Surveyor.  
   
  The Party Wall etc Act 1996  
  We are able to act for the 'Building Owner', the 'Adjoining Owner', or jointly as the 'Agreed Surveyor' to deal with all aspects of the Party Wall etc Act 1996, from initial free verbal advice to the preparation of a full Award.   Contract Administration of Construction Projects
 
  This is a service we can offer once the construction drawings have gone through the Approval process with the Local Authority. With Contractors of your own selection or our recommendation, we will proceed to obtain Tenders (a minimum of three would be suggested in order to get a reasonable basis of comparison) and thereafter we will report with our observations on those Tenders and make our recommendations. Once the Contractor has been selected, we will draft a legal Contract between the Client and the Contractor governing the works, timeframes, costs, retentions, etc. Once works start on site, we will oversee the works during construction and assist with dealing with any on-site complications and variations, etc. We will also deal with the valuation of the work as it progresses to ensure that the Client's financial position is protected during the course of the Contract. At Practical Completion, we will deal with any snagging items to ensure the project is finished to a professional standard and at the end of the Defects Period, we will return to carry out a final inspection to sign off the project in order to facilitate the release of the retention monies.  
   
  Contract Design and Management Regulations (CDM)
 
  We are able to advise clients on their duties under the regulations. For relevant works we can work directly with you as the CDM coordinator, notifying the HSE, co-ordinating designers and contractors, ensuring all relevant parties are aware of their responsibilities and duties, and producing and maintaining the health and safety file.  
   
  Schedules of Work
 
  Construction drawings that have gone through the Building Regulation process, include all of the necessary information that the Contractor would need to construct the basic shell of the extension. They do not, however, deal with the more minor items of the fitting out inside. Although that is normally dealt with by straightforward discussion between the Client and the Contractor, some Clients prefer to have a more detailed Schedule of Work that will set out all of the elements relevant to the construction of the project as a whole, thus enabling them to get a detailed breakdown of costs and to avoid any ambiguity on what the Contractor may or may not have allowed for in their Tender. To that end, if this is required, we can prepare a Schedule of Work at a separate agreed cost in order to create a document that contains this level of detail.  
   
  Disabled Facilities Adaptations
 
  Often working for Local Authorities, but also with private clients, we are now specialists in this area providing designs and specifications for such adaptations and extensions to residential properties. We work closely with many Occupational Therapists and are familiar with their requirements and can produce a range of documents including feasibility studies, drawings and schedules of works with fully detailed specifications.  
   
  Local Authority Grant Funded Works
 
  We are generally engaged to produce specifications for grant funded improvement works and retained throughout the project as contract administrators. Working closely with the Local Authority we have a good understanding of the grant financial process and do not require pre-payment thus avoiding unnecessary financial hardship for the client.
